I will share how to search draft e-khata for your property and fill out the form.

This document is still a work in Progress. I have not yet submitted the form.
Before we start, the documents required as below
Documents Needed
- Property Tax (latest receipt)
- Absolute Sale Deed (pdf below 5Mb)
- Photo of property from outside
- Aadhar card numbers for all owners (we need to do eKYC)
- Bescom Bill (any month will do)
- Documents to prove A-Khata ( I am not very clear on this)
Get Draft E-khata
- Login to https://bbmpeaasthi.karnataka.gov.in/CitzLogin.aspx
- Sign in with your mobile number with OTP and solve a simple math problem, just to be sure you are human.
- Read the page and then click as shown
- From your Property Tax receipt find the ward
- Find the same on the site and click on it
- By default the site will list all properties, please search yours, by entering the owner's name or property ID, if known
- You may still get multiple matching names. select the right one based on other owner's names and property details
- Click on the "Draft E-Khata" to open and download a copy
Updating eKhata details
- Assuming you are still logged in, click on the link for "Submit Information for Final eKhata"
- The form is a single page and new sections are revealed based on our inputs
- Note Property ID for future reference, From your Property Tax receipt, paste the application number and then "fetch tax data"
- The site will display details on the owner and property. Hopefully, this data is correct, if not then get this data fixed at the local BBMP office. Select "Save & Next" if the data is correct
- Based on your sale deed select the correct option
- Update registration number from the sale deed / (you can find this on any of Pages 3 to 5)
- The site will fetch your property details, please check and verify if they are correct,
- Select the property and schedule. Important to select sqft or Sqmt based on your sale deed. Do not make a mistake
- Deed details will be saved and displayed
- Select correct data based on Kaveri or tax systems, for me both matched. Proceed Next
- In this step perform eKYC for each owner, you will be redirected to another page
- Fill Aadhar card number, and request OTP to verify
- On the main page, your details will be displayed, we still have to put a mobile number and verify using another OTP
- Repeat this for all owners
- We have to select a GPS location for our property, mine is an apartment, so I searched with the property name and found it. I do not like the satellite mode, so I selected map mode.
- Update the address and make sure the Lattitude and Longitude are updated (auto by selecting it on the map and pressing GO)
- Upload an image less than 400KB for the property. You have to step outside the apartment and take a photo.
- Next, use Google to convert from sq ft to sq mtr (this is for UDS and not a super built-up area)
- Next, update BESCOM account number and verify. this should fetch the latest data, but for me, it fetched old data. This is not mandatory to match. so we can continue as is
- Select the right option for A khata documents
- Select if you have applicable documents,
- You may be asked to upload them, I did not have them so selected "last option"
- For me there is a mismatch of names, one has to select the correct option. based on the dropdown available. refer to the website's faq for more details.
- Now we can submit the form and wait for E-Khata
PS: The form can be saved and one can continue later as well...
